The first thing that happened to me in puberty was probably pubic hair when I was 12.

By around 12 yrs I grew sm pubic hair
Then penis and balls grew and I got ripped with 6 pack and all
By 13 started to get tall and morning erections + voice broke
By 14-15 started to fill out + grow taller
By now (past 16) I've put on 20kg on my formerly skinny self, stand 66kg at 172cm height. Ripped me has turned "skinny-fat", 6pack has got 1 pack with a bit of hair on it, got loads of pubic & armpit hair but still no chest hair.

Certainly hair growth would be the primary changing factor, it was certainly the first noticeable change.
