i agree with everyone here. be honest with him. he's gonna want to masturbate too probably. doing it at night, when you're going to bed, with the lights out, still gives you guys some privacy.

Well as you are going to be spending every day with him you may as well be honest with him and then you might do it together or he will just have to be okay with it and if he isn't you can do it when you are alone or somewhere else

Yeah, all guys do it so why be worried about it? I talk about it with a couple close guy friends. Sometimes we masturbate together. When I have a roommate in college I hope he's cool too.
